- No. You paste comp data manually. AirDNA's TOS prohibits API scraping and the data goes stale fast either way.
- How conservative are the defaults?
- Defaults assume 10% vacancy on top of seasonality, 12% cleaning cost, 8% PM (or zero if self-managed), and a 5% maintenance reserve. Edit any cell.
- Does this work for rental arbitrage?
- No. Arbitrage has different mechanics (no down, no equity, lease term risk). Use ACQ-003 — Rental Arbitrage Analyzer.
- Can I share scenarios with my partner?
